Stratford homes
Stratford mixes Victorian terraces on its older streets with new-build flats around the Olympic Park. The work we take on here includes rear and side extensions, roofs and chimneys, bathrooms and whole-house refurbishment.
Planning in Stratford: Newham and the former LLDC area
Since 1 December 2024 Newham Council decides all planning applications in Stratford, including the area around the Olympic Park that the London Legacy Development Corporation used to handle. The LLDC Local Plan still applies to that area until Newham’s new Local Plan replaces it, so we check which policies apply to the address before design starts.
Our Stratford project
On a house in Stratford we built a single-storey brick extension with a flat roof and a clear-roofed canopy between it and the house, rebuilt the chimney stack from scaffolding, tiled a shower area with a thermostatic shower, and in the garden put up new timber fencing on concrete posts and built a timber pergola.
Extensions and permitted development
A single-storey rear extension of up to 3 metres on a terraced or semi-detached house may qualify as permitted development, subject to all the conditions on height, boundaries and earlier extensions and to any restrictions on the property. Up to 6 metres is possible through the prior approval scheme, which has its own eligibility rules and is not available in conservation areas or other protected land. A side extension or a loft conversion that adds roof volume needs planning permission inside a conservation area. As indicative 2026 prices, extensions cost £2,000 to £4,800 per square metre, depending on specification.
Stratford and the rest of East London
Stratford is part of the East London catchment we cover from Leytonstone, together with Leyton, Walthamstow and Wanstead. See the Stratford project and the house extension page for costs and options.
