What a full kitchen refurbishment includes
Strip-out of the existing kitchen, removal of old units, plumbing and electrics. Full first-fix plumbing for sink, dishwasher, washing machine, hot and cold runs to island if relocating. Full first-fix electrics to current Part P standards by an NICEIC-registered electrician — new circuits where existing capacity is insufficient. Plastering and skim, splashback waterproofing, floor preparation. Installation of supply-only kitchens (Howdens, Magnet, Wren, B&Q, IKEA) or bespoke kitchens (Plain English, deVOL, Naked Kitchens, our own joiners). Worktop templating and installation (granite, quartz, solid wood, laminate). Appliance installation and commissioning. Tiling, painting, sealing.
What a full bathroom refurbishment includes
Strip-out, soil and waste pipe replacement where required, full retiling, tanking of wet areas, installation of bath, shower enclosure, WC, basin, towel rail, ventilation. Underfloor heating where appropriate (electric mat under tile is standard for London bathrooms). Recessed shaver sockets, mirror demister pads, lighting on a separate isolator. We work with most major UK suppliers (CP Hart, Bathroom Heaven, Wickes, Soak.com) but can also source bespoke fittings on request.
Typical timelines
A standard kitchen refurbishment runs 4 to 7 weeks. A standard bathroom runs 2 to 4 weeks. Bespoke kitchens with imported worktops can extend to 9 to 12 weeks because of supplier lead times. We coordinate all delivery dates and store materials safely off-site if required.
Why work with one contractor on a kitchen or bathroom
The two most common ways a London kitchen or bathroom goes wrong are interface issues — the plumber finishes before the tiler, the tiler sees a misaligned drain, work stops, dates slip. We control every trade in-house, so the plumber, tiler, electrician and joiner are all on the same payroll and the same daily plan. The only external supplier is the kitchen or bathroom showroom delivering the units.
Kitchen extension cost in London
A kitchen extension combines a side-return or rear extension with a full kitchen refit. The most popular format in our East and South East London catchment is a side-return on a Victorian terrace, opening into the existing rear addition and creating a single 25 to 40 square metre kitchen-dining-living space. Total project cost runs £35,000 to £95,000 depending on size, glazing, kitchen brand and finish.
| Kitchen extension scope | Typical London price |
|---|---|
| Side-return extension only (no kitchen fit-out) | £40,000 to £65,000 |
| Side-return + Howdens or Magnet kitchen | £55,000 to £75,000 |
| Side-return + bespoke kitchen (deVOL, Plain English, KRAMAN joiners) | £70,000 to £120,000 |
| Wrap-around extension + premium kitchen | £95,000 to £180,000 |
| Open-plan kitchen-living-diner with structural opening only (no extension) | £25,000 to £60,000 |
For the full breakdown of side-return extension costs and planning permission see our house extension page. The kitchen fit-out itself typically runs 4 to 7 weeks once the extension shell is complete, including templating, worktop fabrication, appliance installation and tiling. KRAMAN handles the entire programme as one project — extension build, kitchen install, decoration and snagging — under one contract and one project manager.
Bathroom refurbishment cost London
London bathroom refurbishment costs run £8,000 to £20,000 for a standard family bathroom, £12,000 to £30,000 for an en-suite, and £20,000+ for a high-spec master bathroom with wet room or freestanding bath. The figures cover supply and install of all fixtures, plus all plumbing, electrical, tiling and decoration.
| Bathroom type | Typical London price | Programme |
|---|---|---|
| Compact en-suite (3 to 4 m²) | £8,000 to £14,000 | 2 to 3 weeks |
| Standard family bathroom (5 to 7 m²) | £10,000 to £18,000 | 2 to 4 weeks |
| Master bathroom with bath and walk-in shower | £15,000 to £28,000 | 3 to 4 weeks |
| Wet room conversion (full tank, level floor) | £14,000 to £25,000 | 3 to 4 weeks |
Cost drivers within each band are: tile choice (porcelain large-format adds £1k to £3k vs standard ceramic), brassware brand (Hansgrohe, Vola or Crosswater add 30 to 80 percent over Hudson Reed or Wickes), underfloor heating (£800 to £1,800 for electric mat under tile), structural changes (soil stack relocation adds £1,500 to £3,500), and waterproofing complexity (a wet room needs full tanking and level floor formation, adding £2k to £4k versus a shower enclosure).
Frequently asked questions
Can you supply the kitchen or do I supply it?
Either works. Most clients use a showroom for design and supply (Howdens, Magnet, deVOL) and we install. We also have our own joiners who build bespoke kitchens to spec.
How disruptive is a bathroom refurbishment?
Very. There is no plumbing in the bathroom for the duration of the strip-out and first fix (typically week 1 of a 3-week schedule). We can install a temporary shower in another room if the house has only one bathroom.
Do you guarantee the work?
Yes. KRAMAN gives a 24-month workmanship warranty on all kitchen and bathroom work. Manufacturer warranties on appliances and fittings sit on top.
