The South East London building stock
Most of our South East London work is on Victorian semi-detached villas with bay windows and original mosaic tile pathways, especially in the Brockley conservation area. Greenwich has Georgian terraces near the river and 1930s and 1940s housing on the slopes towards Lewisham. Docklands and the Isle of Dogs are mostly post-1990 flats and converted warehouses where we do interior refit and bespoke joinery.
Brockley conservation area work
Lewisham Council operates a strict conservation area policy in Brockley covering original sash windows, front door colours, garden railings, mosaic path tiles and chimney pots. We have completed multiple projects in the conservation area where every external element required either consent or a like-for-like replacement specification. The results are recorded in our Brockley project gallery.
Greenwich and Blackheath
Greenwich has a UNESCO world heritage core that overlaps with parts of our work, and Blackheath has its own conservation area with strict controls on shop fronts, signage and rear extensions. Outside the conservation cores, both areas are where we deliver standard whole-house refurbishments, kitchen extensions and loft conversions to a high specification.
Local building control
Building control for South East London projects goes to Lewisham, Greenwich, Tower Hamlets or Bromley councils depending on the postcode. We submit, attend the inspections at every stage, and keep the certificates organised so you have them at completion ready for resale or remortgage.
Refurbishments in South East London
Refurbishments in South East London are the bulk of KRAMAN work in SE3, SE4, SE10 and SE13. Victorian semis in the Brockley conservation area are the most-refurbished property type, typically with side-return extension, optional loft conversion, period feature restoration (cornicing, ceiling roses, original fireplaces, sash window restoration), full electrical rewire and full replumb. Typical project value runs £220,000 to £520,000 in 2026 prices.
South East London refurbishments are slower than equivalent projects in East London because of conservation-area controls — Brockley, Blackheath and parts of Greenwich have strict design guidance. A typical 3-bed Victorian semi refurbishment in SE4 runs 16 to 22 weeks on site. For the full scope and pricing approach see our refurbishment service page.
Loft conversions in South East London
Loft conversions in SE4 (Brockley), SE13 (Lewisham), SE10 (Greenwich) and SE3 (Blackheath) are typically L-shape mansards above the rear addition or rear dormers. Lewisham and Greenwich councils approve dormer loft conversions under permitted development on most non-conservation-area streets; mansards need planning consent. Costs in South East London run £55,000 to £90,000 for a typical Victorian semi loft.
For the comparison between dormer and mansard see our loft conversion guide. Brockley conservation area work needs consent for any external roof alteration — we handle the application as part of project management.
House extensions in South East London
Side-return extensions are the most common South East London extension type, particularly on Victorian semis in Brockley and Crofton Park. A typical SE4 side-return adds 8 to 14 square metres and runs £45,000 to £80,000. Conservation area work adds 10 to 15 percent because of specification controls (matching brick, slate roof, traditional detailing). Greenwich and Lewisham building control teams know our work which makes inspections smoother.
For wrap-around, double-storey and permitted development rules see the house extension page. The Brockley project gallery covers a recent SE4 side-return with restored period detail.
