Preparing a brief for your building project
What to prepare before discussing a refurbishment, extension, loft, basement, kitchen or bathroom project with KRAMAN Ltd.
Describe the property and your priorities
Send the postcode, property type and rooms or spaces involved. Explain the result you want: more living space, a better kitchen layout, a usable basement or a refurbishment across several rooms. Separate essential work from ideas you are still considering.
Gather photographs and existing information
Prepare photographs of the spaces involved and any drawings, surveys or specifications you already hold. Explain the stage the project has reached and which professionals are involved. You do not need to commission new documents simply to make an initial enquiry.
List what will stay and what may change
Identify fixtures, floors, doors and period details you want to keep. Note the work you expect to be included and anything you plan to arrange separately. For kitchens and bathrooms, say whether fittings have been selected or are still open for discussion.
Explain access and how the home is used
Tell us whether the property is occupied, how materials can reach the work area and whether entrances or stairs are shared. Mention practical restrictions and rooms that need to remain usable. These details make the discussion specific to your property.
Discuss timing and budget expectations
Share preferred timing, fixed commitments and a budget expectation if you have one. These are discussion points, not a confirmed start date or quotation. Every estimate is individual and depends on the agreed scope and specification.
For an extension, loft or basement
For an extension, describe the extra space and its connection to the house and garden. For a loft, explain the rooms you hope to create and any existing plans. For a basement, describe current use, access and known damp issues. Suitability and final scope need assessment of the property.
