Buckhurst Hill homes

The council describes the centre of Buckhurst Hill as a Victorian suburb that grew after the railway arrived in 1856. Victorian and Edwardian terraces and villas sit close to Queens Road, with interwar and later houses further out, and a loft conversion or a rear extension is the usual way to add space to them.

St John’s conservation area

Epping Forest District Council designated the St John’s conservation area in Buckhurst Hill on 27 May 2025, its first new conservation area since 1996. The area takes in the Victorian church and school, a historic pub and veteran trees. Inside it a side extension, a loft conversion that adds roof volume and cladding now need planning permission.

Outside the conservation area, a rear dormer on a terraced house can add up to 40 cubic metres as permitted development and up to 50 on a semi, and a single-storey rear extension can reach 3 metres on a terrace or semi. We check the conditions for the house and confirm the position with a Lawful Development Certificate.

Planning and trees

Planning applications for Buckhurst Hill go to Epping Forest District Council. Work to a tree in a conservation area that is not already protected by a Tree Preservation Order generally needs six weeks’ notice to the council. A protected tree needs the council’s consent first, subject to the statutory exceptions, and waiting six weeks does not replace that consent.

Buckhurst Hill, Loughton and Woodford

Buckhurst Hill lies between Loughton, Chigwell and Woodford Green. Our conservation area planning guide explains what changes for houses inside St John’s.
