Woodford homes
Woodford has some of the largest houses in our area, with Victorian and Edwardian villas around the Green, the houses of the Monkhams estate and interwar detached and semi-detached houses. They suit hip-to-gable and rear dormer loft conversions, large rear extensions and whole-house refurbishment, often with period details to keep.
Conservation areas in Woodford
On the Redbridge side the conservation areas are Woodford Green and Woodford Wells, Woodford Bridge and Woodford Broadway, which was extended in 2013 to take in part of the Monkhams estate. On the Waltham Forest side there is a separate Woodford Green conservation area with an Article 4 direction. Inside these areas a side extension, extra roof volume and cladding need planning permission.
Loft conversions and extensions in Woodford
A detached or semi-detached house outside a conservation area can take a loft conversion of up to 50 cubic metres as permitted development, which is often enough for a hip-to-gable with a rear dormer. A single-storey rear extension can reach 4 metres on a detached house and 3 metres on a semi without an application, and further through prior approval. Inside a conservation area we plan for a planning application from the start.
Planning and building control
Applications go to Redbridge or Waltham Forest Council depending on the address. Both councils publish appraisals for their conservation areas, and we read the one for the street before design starts.
