Stoke Newington homes

Stoke Newington is mostly Victorian terraced housing, with Georgian houses on Church Street and the High Street and larger villas towards Clissold Park and Lordship Park. Terraces take side-return kitchen extensions and rear dormers, and many houses are split into flats.

Conservation areas in Stoke Newington

Hackney designated the Stoke Newington conservation area in 1983. It runs from Clissold Park along Church Street and takes in large parts of the High Street and the whole of Abney Park Cemetery. The Clissold Park conservation area, designated in 1969, covers the park, the two parish churches and Stoke Newington Town Hall, and Lordship Park is another conservation area nearby.

House extensions and lofts in N16

Outside a conservation area a single-storey rear extension within 3 metres and a rear dormer within 40 cubic metres can be permitted development on a terrace, subject to the conditions. Inside one, a side-return extension needs planning permission, because side extensions are not permitted development on conservation area land.

Hackney planning

Planning applications for Stoke Newington go to Hackney Council, which has Article 4 directions in several conservation areas, including Brownswood nearby. Where a direction applies, the work can still go ahead once planning permission is granted.
