Homes in Barking and Dagenham
A large part of the borough is the Becontree Estate, built by the London County Council in the 1920s and 1930s, with cottage-style terraces and semis. Barking also has Victorian and Edwardian terraces around the town centre and new flats at Barking Riverside.
Becontree Estate Article 4 directions
The council’s Cabinet approved the making of two Article 4 directions for the Becontree Estate on 11 November 2025, and the council says they are due to be introduced in November 2026. One would remove permitted development rights for porches across the estate, the other for side and roof alterations on corner blocks. Once they are in force, a porch on the estate, or a side extension or roof alteration on a corner house, will need planning permission, so we check their status for every Becontree address.
Conservation areas and the borough-wide Article 4
The borough has four conservation areas, Abbey and Barking Town Centre, Abbey Road Riverside, Dagenham Village and the Chadwell Heath Anti-aircraft Gun Site. Since 22 February 2022 a borough-wide Article 4 direction has also removed the permitted development right to add storeys on top of houses and commercial buildings, except on designated industrial land.
