Homerton homes
Homerton mixes Victorian terraces, larger houses towards Victoria Park and a number of council and housing association estates. The Victorian terraces take rear dormers and side-return extensions.
Well Street and Victoria Park
The Well Street conservation area was designated on 19 July 2021, and its Article 4 direction came into force on 9 May 2025. It removes householder permitted development rights for alterations within the land around a house, small works and minor construction and the installation of renewable energy systems, so these now need planning permission. The Victoria Park conservation area lies to the south.
Lofts and extensions in E9
Outside a conservation area a rear dormer within 40 cubic metres and a single-storey rear extension within 3 metres can be permitted development on a terraced house, subject to the conditions. We confirm the position with a Lawful Development Certificate before work starts.
Hackney planning
Planning applications for Homerton go to Hackney Council, which publishes a map of its conservation areas so the boundary can be checked for each address.
Homerton, Hackney Wick and Clapton
Homerton sits between Hackney Wick and Clapton. See the loft conversion page for dormer options and our conservation area planning guide.
Sources, checked 29 October 2026: Hackney Council: conservation areas · Hackney Council: Article 4 directions · GOV.UK: permitted development rights for householders, technical guidance. Council boundaries and Article 4 directions are checked again for each address before design.
