Shoreditch homes
Shoreditch has converted warehouses and workshops, Victorian terraces in Hoxton and Haggerston, the Boundary Estate of 1890s council flats and many new blocks, so most building work here happens inside flats and live-work units.
Conservation areas in Shoreditch
On the Hackney side the conservation areas include South Shoreditch, Hoxton Street, Pitfield Street, Sun Street and Underwood Street. On the Tower Hamlets side they include Redchurch Street and the Boundary Estate. Inside them external changes such as new windows and roof additions usually need planning permission.
Office to home rules
Hackney has Article 4 directions for the Central Activities Zone, the City fringe and its town centres, in force since 27 April 2023, so changing an office or shop there into a home needs planning permission.
Flats and leases
Flats have no householder permitted development rights, and works inside a flat usually need the freeholder’s consent under the lease. Kitchens, bathrooms and electrical work must meet the building regulations.
Shoreditch, Dalston and Bethnal Green
Shoreditch borders Bethnal Green and Whitechapel, with Dalston to the north. See our kitchen and bathroom page for what a refit includes.
